Most homebuyers know they need a general home inspection, but skipping other key inspections could lead to costly surprises after moving in. While home buying is already an expensive process, investing in the right inspections can save you thousands in unexpected repairs.
Here are the four inspections we highly recommend when purchasing a single-family home:
A general home inspection provides an overall assessment of the home’s condition, helping to uncover major issues before closing. This includes checking the foundation, electrical, plumbing, HVAC, and more.
Cost: $500–$1,000
Termites are small, but the damage they cause can be massive. A termite inspection ensures your home isn’t at risk for costly structural issues caused by these pests.
Cost: $100
A roof inspection determines if the roof is in good shape, whether it’s insurable, and if there are any leaks or damage. Catching roof issues early can save you from costly surprises down the line.
Cost: $250–$350
Sewer and plumbing problems can be difficult to detect but are among the most expensive repairs if left unnoticed. A camera inspection can reveal root intrusions, pipe cracks, or blockages before they become a major problem.
Cost: $300–$400
It can be tempting to skip additional inspections to cut costs, but doing so may leave you with unexpected repair bills after you move in. Scheduling these inspections during your escrow’s investigation period could reveal a $20K issue before purchase, giving you the opportunity to renegotiate or walk away rather than dealing with it later.
